Renting a property can be complicated without having the correct understanding of the process.

Cross & Prior aim to make the entire process as simple, straightforward as possible – from searching for a suitable property to moving you into your new home.

We take you through the process thoroughly, starting with a clear and detailed guide to help you every step of the way, to a smooth and stress free renting experience.

  The first step for you to finding the 
  perfect property is to register with
  Cross & Prior in order to receive 
  suitable properties as soon as they
  become available.

  office, where you can discuss your
  property requirements with one of
  our team. Alternatively, if you are
  short on time you can Register
  with us online.
 
 

  We will endeavour to make your
  Property Search easy by keeping
  you updated with newly available 
  properties that meet your personal
  requirements.

  We recommend you Contact Us
  early to arrange a viewing of any
  properties that interest you. We
  accompany you throughout your
  viewing so that we can answer any
  questions you might have and
  assist you where necessary.
 
 

  Once you have found the perfect
  property, and you are confident
  that this is right for you, and then  
  you need to reserve it as quickly  
  as possible.  

  You will be required to complete
  an Application Form and pay the 
  Holding Deposit and Administration
  Fee
 
in order to secure the property.
  We will then take the property off
  the market and start the tenant
  referencing process.

  The referencing process takes two
  to five working days, depending on
  the availability of your referees
  to confirm the information you
  have provided.
            
  You also need to provide us with
  a Photo ID (Passport or EU Driving
  Licence) and Proof of your current
  Address (Bank Statement or Utility
  Bill) before we are able to draw up
  the Tenancy Agreement (We are
  required to see the original).
 
  

  We contact you once we receive 
  the reference reports back and
  these have been approved by your
  landlord we will draw up the Tenancy
  Agreement for your signature..

  The payments of 1 month rent in 
  advance and 6 weeks rent as 
  security deposit need to be 
  received by us as cleared funds 
  (e.g. cash, bankers draft or paid
  via internet banking) prior to keys
  to the property being released.
 
 

  Before moving in, you will receive
  a copy of the Inventory which you
  must sign. You will be given 7 days
  to check through and confirm the
  property is in the condition stated.
 
  We also provide you with all of the 
  current utility meter readings, the  
  relevant suppliers contact details
  to help you make a smooth move. 

  You can now move into and enjoy
  your new home!

 

  Charges for tenants
 
  Moving into a new rented property is expensive enough without a significant amount of
  agency fees being added on top of the deposit and rent. Cross & Prior strongly believe 
  that you, as a prospective tenant, should know all the costs involved before you invest
  time and effort into viewing the properties that you may be interested in.

  With this in mind, we are always up-front about our fees and we will provide you with clear
  information about our charges before you commit to renting a property through us, in order
  to assist you to make more informed choices, and more importantly, help you to avoid being
  stung by unexpected costs, as fees can vary tremendously between agents.
           
           
  Administration fee

  Once Cross & Prior have found you an ideal home that suits your needs, we will only charge you an administration fee
  on behalf of your landlord to cover the costs of tenant assessments (including credit checks, bank, employments, landlord
  references etc.), and preparing and setting up the tenancy as follows:

  UK applicants - £90 inclusive of VAT per tenant

  UK guarantors - £90 inclusive of VAT per guarantor

  Overseas applicants - £120 inclusive of VAT per tenant

  Overseas guarantors - £120 inclusive of VAT per guarantor

  Company let - £150 inclusive of VAT per tenancy

  An administration fee of £150 inclusive of VAT per tenancy will be charged if any amendments to the named tenant(s) or
  guarantor(s) are required during the tenancy or guarantor agreement. The above administrative charges will also apply.

 
  Inventory check fees

  You will be required to agree to an Inventory check in and check out at the property. If this service is provided by Cross &
  Prior
, then no inventory checking fees will be incurred, however, if the Landlord has outsourced the Inventory to a specialist
  company then there fees will apply, and these costs are fully dependent on the size of the property and the level of fixtures
  and fittings and we will inform you of these prior to you agreeing to take up a tenancy. 

 
  Free services

  Cross & Prior aim to make your rental experience more affordable, to ensure your new found home does not become a 
  financial burden. Unlike many other agents, we have a different approach – we will not charge you for every service we 
  provide before and during your tenancy, and we are delighted to offer the following free services:

  Drawing up the initial tenancy agreement – Free

  Deposit protection registration – Free

  Tenancy extension and renewals – Free

  Cross & Prior is not a member of a client money protection scheme.
